Rental Policies and Procedures
(Exhibit "A")
All prospective tenants must complete
an application form and verification of information
will be completed prior to approval. Management may
refuse tenancy in the
event any information supplied
by the applicant on the application proves to be false
or if adverse information
is obtained from references. A
photo identification is required for each occupant over
the age of 18;
Applicant's income must be sufficient to qualify for
rental amount. Rent expense should not exceed
25% of the applicant's gross monthly income;
Two single persons may rent an individual unit; however,
both persons must apply, qualify individually, and sign
lease;
The terms of the lease are subject to the instruction
of the owner of each specific property. When a lease
renewal
is required and mailed to the tenant for a signature
a copy of the lease will be kept in the office. If that
lease is not signed and returned to the office the new
terms will be considered accepted with the receipt of
the rent for the first month of the new lease as per
the Kansas Landlord and Tenant Act.
The Kansas Landlord and Tenant Act requires a 30-day
written notice to terminate a lease
agreement. A 30-day notice is required even if tenants
lease is month-to-month.
No unit will be held for a
specific tenant without a security deposit. Once
a deposit is paid and the unit is removed from the
market, the tenant is obligated to
fulfill this committment to move into the property or
forfeit the security deposit. There will be NO
EXCEPTIONS to this policy therefore if you
do not accept this clause DO NOT sign. If you are considering renting
a property without viewing it first you will need to understand there will
be nothing we can or will do to assist you in securing
other housing if the property doesn't meet your needs
or standards upon arrival. Nothing oral is binding on either party therefore
make sure this is the right decision for you.
Absolutely no pets will be allowed
without prior written approval by management and a deposit
will be required for each pet. Most
owners do not accept puppies. It
is understood that the carpets will be professionally
cleaned at the tenants expense upon termination.
Management
can remove the pet from the property if the terms of
the pet approval agreement are not being fulfilled.
Unless otherwise agreed, the tenant understands that
the unit as seen by the tenant is considered in "move-in"
condition by management and no further
improvements will be made prior to tenant's occupancy.
Personal checks returned for insufficient funds must
be made good within 3 days or legal action will be taken.
A $35 returned check charge will be assessed. If the
problem of insufficient funds checks persist the tenant
will
be
required to pay by money order, cashiers check, or cash
only;
Move in inspections and/or key turnover are by appointment
only during regular office hours Monday through
Friday 9 am to 3 pm. If you do not plan to arrive during
regular
office hours you will need to find lodging in the area
so please plan ahead. NO EXCEPTIONS!
When the Lease Agreement has
been terminated by either party, a joint move out inspection
will be performed.
To receive a full security deposit refund the property
must be clean and ready for the next occupant. The arrangement
and payment for interior cleaning, carpet cleaning, flea
treatment, trash hauling and/or lawn care are the responsibility
of the tenant not the management staff. If these responsibilities
are left for Leavenworth Rentals to schedule a fee of
$250 will be charged from the deposit for the time and
effort involved to make the arrangements and re-inspect
the property along with the cost for the services necessary
to get the property ready for the next occupant, included
by not limited to the ones mentioned above.
Two party checks will not be accepted;
The rent is due and payable on the first day of each
month and is late after the 2nd day of each month. A
late fee will be assessed after the 2nd day of
the month and management will send a 3-day legal notice
to quit for
non-payment of rent;
By signing the lease agreement it is agreed that the
property management company has the right to show the
property to prospective tenants during the last six
(6) months of the existing lease with a minimum
of a 24 hour notice. Failure to comply will be grounds
to terminate
the lease agreement with a 30-day notice.
